What we actually do.

T-Hotels is not a management company in the conventional sense. We rarely put our own logo above the door. Instead, we offer specific services to the hotels in which we hold an interest — often just the ones a small independent team wouldn't build in-house.

Portfolio management

We work with each property's ownership and general manager to set a long-term strategy — usually across a five- to ten-year horizon. That work includes capital planning, refurbishment schedules, and identifying the two or three metrics that actually matter for that particular hotel (which is almost never RevPAR alone).

Every property in the portfolio has a designated partner from our side who sits in on quarterly reviews and stays out of the day-to-day. We consider this the hardest and most important balance to strike.

Hospitality advisory

For hotels outside our portfolio we occasionally take on limited advisory engagements — usually around brand positioning, guest experience audits, or pre-opening planning. We keep the roster small (typically two or three engagements a year) so that our attention stays where it belongs.

What that usually looks like

A typical engagement runs six to nine months. It begins with a week of on-property observation, follows with a written diagnostic, and closes with a set of specific, costed recommendations. We don't produce slide decks longer than a hotel's average stay.

Food & beverage direction

Our in-house F&B team advises on menu development, sourcing, and the harder question of what a hotel restaurant is for. We have relationships with a small network of chefs and producers we like working with — including a handful of independent farms in the Nile Delta — and we bring those relationships into properties where it makes sense.

Property development

We selectively co-develop new hotels, almost always alongside an operator who will run the property once it opens. Our role sits mostly on the capital, planning, and design-oversight side; the operator brings the point of view.
